Milton Isn't One Big Area
How the city is laid out, and why the ZIP code doesn't always say Milton.
Eight Character Areas
The city's Comprehensive Plan divides Milton into eight character areas: Arnold Mill, Bethany, Birmingham, Central Milton, Crabapple, Deerfield, Milton Lakes and Sweetapple. Each has its own mix of lot sizes, home types and land use, from estate lots and farms to newer subdivisions near Crabapple.
Milton Homes, Shared ZIP Codes
Milton has no ZIP code of its own. Most homes are in 30004, which the Postal Service serves from the Alpharetta post office and accepts with either city name. Others are in 30009, which also covers parts of Alpharetta, or 30075, which also covers much of Roswell. A listing that says Alpharetta or Roswell may still be inside Milton's city limits.
Before you fall in love with a listing, confirm whether it's inside Milton's city limits, which character area it's in, and which tax exemptions apply. We'll help you confirm all three before you write an offer. For school assignments, go straight to Fulton County Schools.

Milton bills its own city property taxes, separate from Fulton County's bill. The city offers a $15,000 basic homestead exemption and a floating homestead exemption, both applied for through Fulton County, plus a $25,000 senior exemption for owners 65 or older before January 1, and full-value exemptions for some owners 70 or older and for disabled residents, applied for through the City. The city says senior exemption applications are due by April 1. Georgia's rule is that you must own the home as of January 1 and apply by April 1 for the current tax year.
