Helping buyers and sellers navigate the Acworth, GA real estate market with clarity, strategy, and confidence.

Acworth is a Cobb County city on Lake Acworth and Lake Allatoona, about 34 miles northwest of downtown Atlanta by I-75. It's also a place where the mailing address can mislead you: many homes with an Acworth address are outside the city, in Bartow, Cherokee or Paulding County, and that changes the schools and taxes that come with a home.

With well over 100 homes sold across North Metro Atlanta, we help clients compare Acworth's areas side by side, price homes with real-time data, and negotiate from listing or offer to closing.

Acworth's motto is "The Lake City," for its two lakes. Lake Allatoona formed when the Etowah River was dammed, and Lake Acworth followed in the 1950s, after residents petitioned for a second dam. The town grew up around the Western and Atlantic Railroad, completed through town in 1840, and its historic downtown along Main Street is lined with boutiques.

An Acworth Address Can Be in Four Counties

Why the county matters as much as the house.

Inside the City of Acworth

Homes inside the city limits are in Cobb County and are served by the Cobb County School District, with access to City of Acworth exemptions. One quirk: some homes inside the city, east of Nance Road and Acworth Due West Road, have a Kennesaw mailing address.

Acworth Addresses in Bartow, Cherokee and Paulding

Areas outside the city that use an Acworth mailing address reach into southeast Bartow County, southwest Cherokee County and northeast Paulding County. Those homes are served by that county's school district and pay that county's taxes, not City of Acworth taxes.

Before you fall in love with a listing, confirm which county it's in, whether it's inside the city limits, and which school district serves it. We'll help you confirm all three before you write an offer. For school assignments, go straight to the Cobb County School District, Paulding County School District, Cherokee County School District or Bartow County School District.

Property Taxes & Homestead Exemptions

Homes inside the city limits can receive City of Acworth exemptions, and the city says most of them are applied for through Cobb County, not the city. The city's floating homestead exemption, under the Taxpayer Reassessment Relief Act, is granted automatically once Cobb County grants your homestead exemption. The city also recognizes over-62, disability and disabled veteran exemptions, which are filed through Cobb County too. Under state rules, you must own the home as of January 1, and homestead applications are due by April 1 for the current tax year. Details are on the City of Acworth exemptions page and at Georgia.gov. For how Georgia's property tax cap works, see our guide to the Georgia HOME Act.
