Georgia's Property Owners' Bill of Rights Act (SB 406), most of which takes effect January 1, 2027, requires homeowners associations to register with the Georgia Secretary of State, doubles the delinquency threshold before an HOA can start foreclosure (from $2,000 to $4,000), creates a formal complaint process outside the courts, and sets clear rules for how your payments get applied.
